    GENERAL FUNCTION

    Directs the maintenance and improvement operations of properties, facilities, residences and/or vehicles. Maintains and repairs building and equipment. Directs the maintenance and improvement operations of properties, facilities and vehicles, including preventative maintenance plans and related budgets.

    Responsibilities

    1. Provides overall coordination and implementation of maintenance, including planning and developing preventative maintenance programs and annual improvement plans for assigned facilities. Provides support to all assigned facilities.
    2. Provides direct supervision for the maintenance and custodial program for assigned facilities. Hires, trains and evaluates staff. Performs appropriate custodial duties as necessary to maintain overall facility cleanliness.
    3. Advises directors on maintenance and custodial issues and projects as requested.
    4. May train assigned staff and/or participants to handle routine maintenance and facility needs.
    5. Provides leadership to volunteers, including committees if assigned.
    6. Oversees the work of contracted facility professionals as needed.
    7. Assists in developing the facility budget to support preventative and annual maintenance plans, and monitors expenditures against budget.
    8. Ensures that all vehicles are maintained and operated in accordance with the policies and procedures of the Association.
    9. Promptly reports any program-related concerns to the appropriate staff member.
    10. May be required to carry a pager and cell phone 24/7 for maintenance emergencies.
    11. Submits timely reports as required.
    12. Assists with the annual fundraising campaign as assigned.
    13. Updates the facility plans periodically.
    14. Painting of internal and external building structures
    15. Maintain Y vehicles and Y busses including but not limited to checking oil, cleanliness, service check.

    Qualifications

    1. Three or more years of experience in facility management or closely related field.
    2. Working knowledge of mechanical, electrical and plumbing systems, carpentry and other maintenance-related areas.
    3. Boiler, CPR and first aid certifications required. Pool certification required, if applicable.
    4. Ability and license to drive.
    5. Familiarity with personal computers helpful.
    6. Proven experience in staff supervision and budget management.
    7. Ability to respond to safety and emergency situations.
    8. Ability to lift a minimum of 50 pounds.
    9. Prefer knowledge of, and previous experience with, diverse populations (language, culture, race, physical ability, sexual orientation, etc.). Ability to speak any language in addition to English may be helpful.
